CHOOSING YOUR REPORT

Which survey suits Charlton Kings properties

Given the genuine age range of Charlton Kings housing — from centuries-old cottages to grand Victorian villas — we always confirm a property’s actual construction era before recommending a survey. Older cottages and Victorian-era villas, particularly in the Battledown area, are usually best suited to a RICS Level 3 Survey, while more standard 20th-century housing suits a RICS Level 2 Survey well.

ABOUT THIS AREA

Charlton Kings appears in the Domesday Book of 1086 as part of the royal manor of Cheltenham — its name comes from the Old English “ceorla tun” (yeomen’s estate), with “Kings” reflecting its status as a royal manor. The village remained agricultural for centuries, with local place names like Hempcroft and Flaxley still reflecting the crops once grown there.

The 19th century brought real change: Charlton Kings became popular for military retirees and prosperous Victorian families, and many of the large houses built during this period still survive today. The Battledown Estate, established in 1859 on 120 acres of hilltop land, was a particularly high-status development — grand villas built gradually through the late 1800s for gentry, military officers, and professionals, protected by covenants designed to maintain its exclusive character. Charlton Kings governed itself as an independent Urban District Council from 1895 until 1974, when it was absorbed into Cheltenham Borough, though it regained a parish council (with limited practical powers) in 1995.

We pay particular attention to properties within the Battledown Estate given its planned, covenant-protected Victorian character, and to any of the area’s older farmhouse-era buildings that predate the Victorian development boom.

Given Charlton Kings’ long history as a semi-independent village before 1974, we also find local planning quirks here can differ subtly from equivalent-era properties closer to central Cheltenham.

We had a great experience with cotswolds surveyor for our level 2 home survey. They took the time to advise us before we contracted with them, recommending we get a structural engineer to check the house before our survey due to the specific concerns we had, even if that could have meant we did not need to use their services in the end. They were also very responsive and helpful throughout the process.

I found this firm very easy to deal with and they were able to arrange a survey quite promptly. Charles the surveyor gave me a call after his inspection to talk everything through, which was much better than just receiving a written report. The report followed shortly which was very comprehensive with photos and explanations included. I would highly recommend this company.

The service provided was excellent and thorough. It allowed us to avoid a very troublesome acquisition of a first house. We were impressed by the level of details provided in the survey and, in particular, by the kind and precise heads up via phone call received right after the survey was completed. We could not recommend this service more for its careful and thoughtful attention to the client.

I recently used Cotswold Surveyors for my flat purchase. Guy was thorough and knowledgable and provided a verbal report before the written one came through. I would certainly recommend them.
