Which survey suits  Osney and St Thomas

Given the floodplain position and the age of most housing, we usually recommend a RICS Level 3 Survey on Osney Island — it lets us assess damp findings against the property’s actual flood risk context, and gives Victorian terrace construction the depth it needs. For newer housing further from the island itself, a RICS Level 2 Survey may be enough.

Osney Island is a Thames island formed where the river splits into two channels, built up mainly with Victorian terraces around the site of the medieval Osney Abbey. It’s a conservation area, with council regulations covering walls, doors, windows, roofs, and skylights.

The point we build every survey here around: the island sits on the Thames floodplain at an elevation of around 57 metres. That’s not a background risk factor — it directly shapes how we interpret any damp or ground-level findings on the island.

Remains of the medieval abbey and a 19th-century railway swing bridge are both Scheduled Ancient Monuments within the area, and records show a fishing and boating community settled here since at least the 16th century.

Osney Town’s conservation status regulates exterior alterations, though the council confirmed in 2021 that solar PV installations are treated as permitted development here — worth knowing if you’re planning solar panels.

We find buyers here are often drawn to the visible history — the abbey remains, the railway bridge, the Victorian streetscape — alongside the practical appeal of being minutes from the station and city centre.
