CHOOSING YOUR REPORT

Which survey suits  Quarry & Risinghurst properties

Most housing here is standard mid-20th-century construction, which we can usually assess with a RICS Level 2 Survey. Where a property sits on or near former quarry workings, or shows signs of ground movement, we recommend a RICS Level 3 Survey for a proper structural assessment.

ABOUT THIS AREA

A Former Quarry Site, Now a Settled Suburb

Headington Quarry was a working stone quarry before it became residential — not a decorative name, but a direct reference to ground that was excavated before housing went in. Former quarry land can behave differently underfoot to land that was never dug into, which is why we take construction age and location seriously here rather than treating all 1950s Oxford housing the same.

Risinghurst, Sandhills, Barton, and Headington Quarry were built up largely from the 1950s onward, giving much of the ward a fairly consistent mid-century housing stock. Risinghurst specifically has continued to see new development since, including recent large-scale proposals such as 402 flats and a hotel at Thornhill Park.

Established amenities — Risinghurst Recreation Ground, Ridgeway Road Recreation Ground, Headington Cemetery — sit alongside this newer development activity.

We treat the area’s quarrying history as a genuine input into how we survey older properties here, particularly anything built relatively soon after quarrying activity ended nearby — checking foundations and drainage more closely than we might elsewhere.

We also factor in the more recent development activity in Risinghurst when we talk buyers through what to expect from the area going forward.

Very professional company which responded quickly and efficiently to my enquiry. Booking the survey was easy and the surveyor himself was polite, friendly and very good at explaining what he needed to do. The resulting report was delivered promptly and was thorough and helpful. Happy to recommend this company.

We had a great experience with cotswolds surveyor for our level 2 home survey. They took the time to advise us before we contracted with them, recommending we get a structural engineer to check the house before our survey due to the specific concerns we had, even if that could have meant we did not need to use their services in the end. They were also very responsive and helpful throughout the process.

I found this firm very easy to deal with and they were able to arrange a survey quite promptly. Charles the surveyor gave me a call after his inspection to talk everything through, which was much better than just receiving a written report. The report followed shortly which was very comprehensive with photos and explanations included. I would highly recommend this company.

The service provided was excellent and thorough. It allowed us to avoid a very troublesome acquisition of a first house. We were impressed by the level of details provided in the survey and, in particular, by the kind and precise heads up via phone call received right after the survey was completed. We could not recommend this service more for its careful and thoughtful attention to the client.

I recently used Cotswold Surveyors for my flat purchase. Guy was thorough and knowledgable and provided a verbal report before the written one came through. I would certainly recommend them.
